We offer a full management service at 10% monthly management fee plus a once only £150 marketing fee (subject to VAT). Our service includes:

Credit checking and referencing of all prospective tenants to avoid entering a tenancy agreement with a “high risk” tenant.

Ensuring fulfilment of landlord legal obligations for peace of mind for you and your tenants (e.g. gas safety certificate, PAT, EPC, etc.)

Viewings accompanied by an experienced Umega representative who will use all of their knowledge and training to supervise the viewings, present the most positive image of the property and find out all of the necessary information on the tenants.

Free property valuations and marketing report when you meet with one of our experienced property managers.

ELA accredited lease and AT5 so that you are always covered by the most up to date legal documents.

Informing utility suppliers and council tax of tenancy details to ensure smooth handover of property accounts.

Full photographic and documented inventory to ensure that the property is left in the same condition that it is taken on.

Rent collection paid to Landlords daily with payment statements so that you know exactly where you are with your account.

Annual tax return statements to take the pain out of the end of your tax year.

Pursuing late rent and eviction process (up to legal action) when necessary so that you are kept fully updated if there are any problems with your tenant’s rent payments.

Issuing end of tenancy paperwork to ensure that the end of one tenancy will lead smoothly to the start of another.
